La biodiversidad en Hacienda Riquelme / The biodiversity at Hacienda Riquelme

Durante bastantes años, Hacienda Riquelme se caracterizó por tener una rica biodiversidad. En el resort se podían ver mamíferos como el erizo de tierra y la ardilla, reptiles como el lagarto ocelado y lagartijas, insectos como las polillas, de gran importancia en los ecosistemas, y sobre todo muchas aves.

En los últimos años, la variedad de especies que nos visitan, e incluso se reproducen aquí, ha caído en picado. La disminución y variabilidad del nivel de agua de los lagos, la escasez general de agua y la presencia excesiva de gatos han contribuido a ello. Pero sobre todo lo ha hecho el deterioro de la jardinería, manifestado en la supresión de zonas de vegetación silvestre, el uso sistemático de piedras como solución para cubrir superficies que antes eran de césped, disminución de arbustos y árboles, podados discutibles, uso de insecticidas, etc.

Mostramos a continuación una pequeña selección de fotos y vídeos disponibles en este blog (hay muchos más). Sirvan como recordatorio de la que fue Hacienda Riquelme y de lo que podría volver a ser.

For many years, Hacienda Riquelme was characterized by its rich biodiversity. At the resort you could see mammals as the hedgehog and the squirrel, reptiles as lizards and ocellated lizard, insects as moths, of great importance in the ecosystems, and above all many birds.

In recent years, the variety of species that visit us, and even breed here, has plummeted. The decline and variability of lake water levels, general water shortages, and the excessive presence of cats have contributed to this. But above all, the deterioration of the landscaping, manifested in the suppression of areas of wild vegetation, the systematic use of stones as a solution to cover surfaces that were once lawns, the reduction of shrubs and trees, questionable pruning, the use of insecticides, etc., has contributed to this.

Below is a small selection of photos and videos available on this blog (there are many more). They serve as a reminder of what Hacienda Riquelme used to be and what it could be again.

Pseudomona aeruginosa (Español)

Todos los veranos, es necesario cerrar temporalmente algunas piscinas del resort por la presencia de Escherichia coli (E. coli). Esta bacteria forma parte de la microbiota del tracto gastrointestinal de animales homeotermos, como por ejemplo el ser humano. Su aparición en las piscinas se asocia por tanto a la de heces en el agua.

Se cree que la mayoría de estos incidentes se deben a bebés que no llevan el pañal de baño obligatorio. 

Por otro lado, en el comunicado 133 recibido en 1 de agosto, justo cuando muchos usuarios comenzaban sus vacaciones, se informaba del cierre de 4 piscinas por agua contaminada, pero esta vez por pseudomona aeruginosa.

La pseudomona aeruginosa es una bacteria de presencia frecuente en áreas húmedas de todo el planeta, desde fregaderos o lavabos hasta piscinas. Es un patógeno de los llamados oportunistas, pues aprovecha la disminución de las defensas del huésped para infectarlo. Puede causar infecciones en el tracto urinario, en el sistema respiratorio y gastrointestinales, dermatitis o infecciones en huesos y articulaciones. Estas infecciones pueden variar desde las externas leves hasta enfermedades graves, aunque estas últimas suelen afectar a personas con el sistema inmunitario debilitado o con otro tipo de patologías previas.

En personas sanas no suele afectar gravemente y lo habitual es que cause otitis externa o foliculitis (una inflamación de los folículos pilosos). La detección de pseudomona aeruginosa no debe causar alarma y es más una cuestión microbiológica, indicadora de que algo ha fallado, que de salud pública.

Una vez detectada la bacteria, para garantizar su desaparición es necesario limpiar no sólo el agua, sino también las superficies del entorno y eliminar así las posibles biopelículas que se hayan formado. Una biopelícula o biofilm bacteriano es una colonia de bacterias que se adhiere a las superficies sólidas, como paredes o suelos, para resistir al ambiente.

En una piscina hay tres técnicas de limpieza que se pueden llevar a cabo:

• Hipercloración de las piscinas.
• Limpieza de filtros y
• Aumento de la recirculación del agua.

Tras aplicar estas medidas, se toma una nueva muestra del agua para analizar y los resultados se obtienen pasadas 48 horas.

A nivel del estado español, el Real Decreto 742/2013 de 27 de septiembre, establece los criterios técnicos-sanitarios de las piscinas. Su ámbito de aplicación incluye a las piscinas de comunidades de propietarios, pero solo en determinados artículos.

En cuando a la normativa de ámbito local, la Dirección General de Salud Pública de la Región de Murcia redactó en junio de 2014 una Guía para Piscinas de Comunidades de Propietarios (Tipo 3A), que no amplía la información contenida en el Real Decreto 742/2013.

Creemos que el mantenimiento de las piscinas debería ser más estricto de lo exigido por el real decreto y la guía citadas para prevenir en lo posible estos incidentes.

Disponer de información sobre los laboratorios que realizan los análisis, sus métodos, controles de calidad, protocolos, fechas… permitiría valorar el desempeño y eficiencia del mantenimiento de las piscinas y en su caso requerir las mejoras pertinentes.

Pseudomona aeruginosa (English)

Every summer, it is necessary to temporarily close some resort pools due to the presence of Escherichia coli (E. coli). This bacterium is part of the microbiota of the gastrointestinal tract of homeothermic animals, such as humans. Its presence in swimming pools is therefore associated with the presence of faeces in the water.

Most of these incidents are believed to be due to infants not wearing the mandatory swimming pool nappies.

On the other hand, in communiqué 133 received on August 1st, just when many users started their holidays, 4 pools were reported closed due to contaminated water, but this time by pseudomona aeruginosa.

Pseudomonas aeruginosa is a bacterium frequently found in damp areas around the world, from sinks and toilets to swimming pools. It is a so-called opportunistic pathogen, as it takes advantage of the host's weakened defences to infect it. It can cause urinary tract, respiratory and gastrointestinal tract infections, dermatitis or bone and joint infections. These infections can range from mild external infections to severe disease, although the latter usually affect people with weakened immune systems or other previous pathologies.

In healthy people it does not usually affect seriously and could causes only external otitis or folliculitis (an inflammation of the hair follicles). Detection of pseudomonas aeruginosa should not cause alarm and is more a microbiological issue, indicating that something has gone wrong, than a public health issue.

Once the bacteria has been detected, to ensure its removal it is necessary to clean not only the water, but also the surrounding surfaces to remove any biofilms that may have formed. A bacterial biofilm is a colony of bacteria that adheres to solid surfaces, such as walls or floors, to resist the environment.

There are three cleaning techniques that can be carried out in a swimming pool:

• Hyperchlorination of swimming pools
• Cleaning of filters and
• Increased water recirculation

After these measures have been applied, a new water sample is taken for analysis and the results are obtained after 48 hours.

At the Spanish state level, Royal Decree 742/2013 of 27 September, establishes the technical-sanitary criteria for swimming pools. Its scope of application includes swimming pools belonging to homeowners' communities, but only in certain articles.

With regard to local regulations, in June 2014 the Directorate General of Public Health of the Region of Murcia drafted a Guide for Community Swimming Pools (Type 3A), which does not expand on the information contained in Royal Decree 742/2013.

We believe that pool maintenance should be more strictly enforced than required by the above-mentioned royal decree and guidance to prevent such incidents as far as possible.

Having information on the laboratories that carry out the analyses, their methods, quality controls, protocols, dates... would allow to assess the performance and efficiency of pool maintenance and, if necessary, require the relevant improvements.

Ahora sólo falta que retiren los deteriorados carteles antiguos. Basta quitar los 6 tornillos que les fijan a la valla de la piscina.

Carteles con faltas de ortografía / Signs with misspellings

The English version of this post boils down to saying that, if you are interested in practicing Spanish, don't read the new pool signs.

Los nuevos carteles con las normas de uso de las piscinas han sorprendido desagradablemente a muchos propietarios españoles. Las faltas de ortografía por la inexistencia de la Ñ y las tildes hace que nos preguntemos cómo es posible que nadie revisara el texto del cartel antes de imprimirlo.

Pero hay más cosas. Vamos a verlas:

• SOLO RESIDENTES Y HUESPEDES --> SÓLO RESIDENTES y HUÉSPEDES
• PISCINA PUBLICA --> PISCINA PÚBLICA
• EN TODO MOMENTOS --> EN TODO MOMENTO (sin la S)
• OBLIGATORIO DUCHARSE ANTES Y DESPUES DEL BANO --> OBLIGATORIO DUCHARSE ANTES Y DESPUÉS DEL BAÑO (después del baño me ducho en mi apartamento).
• PANAL DE BANO OBLIGATORIO --> PAÑAL DE BAÑO OBLIGATORIO
• MENORES DE 12 ANOS SIEMPRE ACOMPANADOS --> MENORES DE 12 AÑOS SIEMPRE ACOMPAÑADOS (lo de 12 anos suena fatal).
• PROHIBIDO BEBIDAS DE CRISTAL --> Las bebidas son líquidas. Lo que es de cristal son los envases ¿no?
• NO MÚSICA --> NO MÚSICA
• Y para rematar, el eslogan del patrocinador está en inglés y portugués, pero no en español. No importa, hay otras inmobiliarias y guardallaves (keyholders) en el resort.

Ginovinos fire / El incendio de los Ginovinos

Our neighbour and naturalist John Girdley has kindly sent us the text below to be published in this blog.

It was with great sadness that I learnt of the fire at the Sierra de Altaona.

The area is part of the local ZEPA (Zona de Especial Protección para las Aves) that covers the Mountain range from El Valle in the West to Escalona in the East.

At any time of the year it is possible to see Eagle Owl, Golden Eagle, Chough and Crested Tits in the area. The Butterflies arround the summit of Altaona are numerous and include the beautiful Swallowtail and Scarce-Swallowtail.

For over 10 years I have been recording the insect life, especially the Moths, of the area. Moths have an essential role in ecosystems. They are both important pollinators and a valuable source of food for insectivorous bird species. At the Collado de los Ginovinos area alone I have recorded (so far) 410 different species and across the ZEPA area 623 species. (the numbers grow every visit.)

It is hard to pick out favourites but two stand out, both with major conservation importance.

Hadjina wichti (Hirschke, 1904), is a Murcian endemic (not known outside of Spain and with very few records outside of Murcia). A Spanish Red List moth, very rare and very vulnerable. The Collado de los Ginovinos is (was?) the main site for this species.

Eucrostes indigenata (de Villers, 1789). Thought to be extinct in Murcia until one was found at the Collado de los Ginovinos in July 2020, the first Murcian record for 50 years. It would have been flying now.

We don't know what we have until we lose it. I hope the area recovers and I will be monitoring every year to see what happens.

Nuestro vecino y naturalista John Girdley ha tenido la amabilidad de enviarnos el texto siguiente para su publicación en este blog.

Me enteré con gran tristeza del incendio de la Sierra de Altaona.

La zona forma parte de la ZEPA (Zona de Especial Protección para las Aves) local que abarca la cordillera desde El Valle, al oeste, hasta Escalona, al este.

En cualquier época del año es posible ver búho real, águila real, chova piquirroja y herrerillo capuchino en la zona. Las mariposas alrededor de la cumbre de Altaona son numerosas e incluyen la hermosa Cola de Golondrina y la Escasa-Cola de Golondrina (Iphiclides podalirius).

Durante más de 10 años he estado registrando la vida de los insectos, especialmente las polillas, de la zona. Las polillas tienen un papel esencial en los ecosistemas. Son importantes polinizadores y una valiosa fuente de alimento para las aves insectívoras. Sólo en la zona del Collado de los Ginovinos he registrado (hasta ahora) 410 especies diferentes y en toda la zona ZEPA 623 especies (las cifras crecen en cada visita).

Es difícil elegir las favoritas, pero destacan dos, ambas de gran importancia para la conservación.

Hadjina wichti (Hirschke, 1904), es un endemismo murciano (no conocida fuera de España y con muy pocos registros fuera de Murcia). Una polilla de la Lista Roja española, muy rara y muy vulnerable. El Collado de los Ginovinos es (¿era?) el principal emplazamiento de esta especie.

Eucrostes indigenata (de Villers, 1789). Se creía extinguida en Murcia hasta que se encontró una en el Collado de los Ginovinos en julio de 2020, el primer registro murciano en 50 años. Ahora estaría volando.

No sabemos lo que tenemos hasta que lo perdemos. Espero que la zona se recupere y haré un seguimiento cada año para ver qué pasa.

De vez en cuando, Google Earth actualiza las imágenes visualizadas. Las más recientes disponibles de Hacienda Riquelme son de abril de 2023.

Si descarga la imagen siguiente, la obtendrá a una resolución de 1920x2130 píxeles. Al ampliarla podrá ver como en la primavera de 2023 el césped de las zonas de la Comunidad General y la EUCC prácticamente había desaparecido. El campo de golf no se encontraba tampoco en muy buen estado. Observe también como quedó la zona de la finca Borrambla situada junto a la Fase 1 del resort tras la tala de miles de árboles frutales.

Más de un año después la situación no ha mejorado, sobre todo tras aprobarse la tala de más de 100 árboles ¿Qué queda de la jardinería del resort?

From time to time Google Earth updates the images displayed. The most recent ones available for Hacienda Riquelme are from April 2023.

If you download the image below, you will get it at a resolution of 1920x2130 pixels. When enlarged, you can see that in the spring of 2023 the grass in the General Community and EUCC areas had virtually disappeared. The golf course was not in a very good condition either. See also how the area of the Borrambla estate next to tha Phase 1 of the resort was left after the felling of thousands of fruit trees.

More than a year later the situation has not improved, especially after the approval of the felling of more than 100 trees. What remains of the resort's landscaping?

Outraged residents of the Costa del Sol unite to put an end to the "abuse of power" of the presidents of their homeowners' communities

Horizontal Property Law, the target of the newly born Association of Neighbourhood Community Victims

Tired of not having a say in their own homes and of their role being limited to paying for the decisions made by others, a group of homeowners have decided to take a stand, join forces and form an association to defend their rights and put an end to the "abuse of power" of the presidents and administrators of their communities of owners.

They got together, chose a name -Asociación de Perjudicados en Comunidades de Vecinos (APERCOVE)-, drew up their statutes and made themselves visible on social networks. The initiative, which started with around thirty property owners on the Costa del Sol in Malaga, has already been joined by residents from other Spanish provinces such as Almería, Madrid and Aragón.

For them, reforming the Horizontal Property Law (LPH) and adapting it to the reality of today's communities of owners is fundamental. The cases of corruption in the area of homeowners' associations that have come to light recently, such as the administrator from Cordoba sentenced to three years in prison for keeping the money of a community for 13 years, or abuses such as the Madrid administrator who walled up a neighbour's car because he considered that the parking space was not his, show that something is not going well and that there is a problem to be solved, they say.

The LPH has "a lot of loopholes and it has to change", says Elisa Álvarez, president of the recently formed Association of People Affected by Community of Neighbours. "Neighbours are totally defenceless in the face of the lack of scruples that some presidents and community administrators have shown", under the protection of a law that has become "completely obsolete" and which allows them to act with "absolute impunity", she laments.

Presidents such as that of Torre Bermeja (Estepona), who is paid more than Pedro Sánchez and who has just raised his salary to 103,000 euros with the approval of the administrator, Ted Kessels, or that of Cabopino (Marbella), who has hired a personal assistant at the suggestion of the administration, Servicios Alcántara, have been "entrenched in office for several decades and do what they want", Alvarez points out.

In these urbanisations, "kidnapped" and at the mercy of the private interests of those who should look after the community's interests, the president and administrator are reluctant to give up their positions and with it the benefits that come from being in charge of residential estates where "very important budgets are managed with minimal controls" and where an accounting audit is practically impossible, according to APERCOVE. Just as impossible as hiring a company other than the one chosen by the administration.

INDIGNANT NEIGHBOURS

"The neighbours are outraged," says Álvarez, because "no alternative budgets are asked for, there is no negotiation about the convenience or otherwise of the costs, and they always pay above the market price. Meanwhile, our blocks are deteriorating little by little,", she adds.

"They have been living in our communities for years, which they have turned into their own private chiringuitos and where they have an endless vein of money," explains the president of Apercove. Moreover, she stresses, "they block any initiative that does not interest them thanks to majorities that they achieve with voting delegations", especially from those who live abroad, says Álvarez, who questions the validity of these delegations.

In the best of cases, voting proxies are exchanged for favours such as cleaning the flat, handing over the keys to a tenant or repairing damage to the property, activities that end up being carried out by the block's own employees during working hours, denounces the president of Apercove.

And in the worst cases, she adds, old proxies are used or votes are cast on behalf of owners who have not given their authorisation to do so. "Most of them don't know about it because they don't go to the residents' meeting and then they don't even read the minutes," says Álvarez.

At Apercove they are aware of this - he assures - and although on more than one occasion they have gone to court, "justice is slow and expensive" and while the affected owner must challenge the agreements "putting money out of their own pocket", the administrator and president go to court with the lawyer paid by the community.

In the end, the damaged neighbour, who is branded as a troublemaker in the eyes of the rest of the neighborhood, is ignored and isolated, ends up giving up and ends up selling and leaving, egrets the president of the organization.

Vecinos indignados de la Costa del Sol se unen para poner fin al "abuso de poder" de los presidentes de sus comunidades de propietarios

Ley de Propiedad Horizontal, en el objetivo de la recién nacida Asociación de Perjudicados en Comunidades de Vecinos

Cansados de no tener ni voz ni voto en sus propias casas y de que su papel se limite a pagar sin ton ni son por las decisiones que toman otros, un grupo de propietarios ha decidido dar un golpe sobre la mesa, aunar esfuerzos y asociarse para defender sus derechos y poner fin al "abuso de poder" de los presidentes y administradores de sus comunidades de propietarios.

Se reunieron, eligieron un nombre -Asociación de Perjudicados en Comunidades de Vecinos (APERCOVE)-, redactaron sus estatutos y se hicieron visibles en redes sociales. A la iniciativa, que ha partido de una treintena de propietarios de la Costa del Sol malagueña, se han sumado ya vecinos de otras provincias españolas como Almería, Madrid o Aragón.

Para ellos, reformar la Ley de Propiedad Horizontal (LPH) y adaptarla a la realidad de las comunidades de propietarios actuales es fundamental. Los casos de corrupción en el ámbito de las comunidades de propietarios que han salido a la luz recientemente como el del administrador cordobés condenado a tres años de cárcel por quedarse con el dinero de una comunidad durante 13 años o de abusos como el del administrador madrileño que emparedó el coche de un vecino porque consideraba que la plaza de garaje no era suya, ponen de manifiesto que algo no va bien y que hay un problema que resolver, aseguran.

La LPH presenta "muchísimas lagunas y tiene que cambiar", comenta Elisa Álvarez, presidenta de la recién constituida Asociación de Perjudicados en Comunidades de Vecinos. "Los vecinos estamos totalmente indefensos ante la falta de escrúpulos que han demostrado algunos presidentes y administradores de comunidad", al amparo de una ley se ha quedado "completamente obsoleta" y que les permite actuar en "la más absoluta impunidad", lamenta.

Presidentes como el de Torre Bermeja (Estepona), que cobra más que Pedro Sánchez y que se acaba de subir el sueldo a 103.000 euros con el beneplácito del administrador, Ted Kessels, o el de Cabopino (Marbella), que se ha contratado una asistente personal por sugerencia de la administración, Servicios Alcántara, llevan varias décadas "atrincherados en el cargo y hacen lo que quieren", señala Álvarez.

En estas urbanizaciones, "secuestradas" y a merced de los intereses particulares de quienes deberían velar por los intereses comunitarios, presidente y administrador se resisten a renunciar a sus cargos y con ello a los beneficios que les reporta estar al frente de residenciales donde "se manejan presupuestos importantísimos con los mínimos controles" y donde plantear una auditoría contable es prácticamente imposible, destacan desde APERCOVE. Igual de imposible que contratar a una empresa distinta a la elegida por la administración.

VECINOS INDIGNADOS

"Los vecinos estamos indignados", dice Álvarez, porque "no se piden presupuestos alternativos, no se negocian lo conveniente o no de los gastos y siempre se paga por encima del precio de mercado. Mientras, nuestros bloques se van deteriorando poco a poco", añade.

"Llevan años viviendo en nuestras comunidades, que han convertido en sus chiringuitos particulares y donde tienen un filón infinito", explica la presidenta de Apercove. Además, recalca, "bloquean cualquier iniciativa que no les interese gracias a mayorías que logran con delegaciones de voto", especialmente de quienes viven fuera, dice Álvarez, que cuestiona la validez de estas delegaciones.

En el mejor de los casos, las representaciones de voto se intercambian por favores como la limpieza del piso, la entrega de llaves a un inquilino o el arreglo de desperfectos en la propiedad, actividades que acaban realizando los propios empleados del bloque en horario laboral, denuncia la presidenta de Apercove.

Y en el peor, añade, se usan delegaciones antiguas o se vota en nombre de propietarios que no han dado su autorización para ello. "La mayoría no se entera porque no acuden a la junta de vecinos y luego ni siquiera se leen el acta", apunta Álvarez.

En Apercove tienen constancia de ello -asegura- y aunque en más de una ocasión han acudido a los tribunales, "la justicia es lenta y cara" y mientras el propietario afectado debe impugnar los acuerdos "poniendo el dinero de su propio bolsillo", administrador y presidente acuden al juzgado con el abogado que paga la comunidad.

Al final el vecino perjudicado, al que se tacha de problemático ante el resto del vecindario, se ningunea y se aísla, acaba por rendirse y termina vendiendo y marchándose, lamenta la presidenta de la entidad.
