Lo siento mucho por esos mininos que pasaban las horas muertas regodeándose entre los deliciosos olores de nuestra basura, echarán de menos esa vida de gourmets delicatessen, en sus restaurantes "con-tenedores".

No se preocupaban por el menú porque siempre encontraban lo que querían: materia orgánica, envases, papel o vidrio, ya que todos los contenedores contenían residuos aprovechables por nuestros vecinos-felinos. Eso sí, ¡ninguno pagaba la cuota de la comunidad!

They don´t worry about the menú because they always find what they wanted: organic material, packaging, paper, glass, because all containers had "recyclable" waste for our neighbours cats. Yes, and they never paid community!

Hablo siempre en pasado porque estos días parece (y digo "parece" porque hasta que no lo vea terminado no me lo creo) que están reparando los problemas del agua en los fosos de los contenedores. Adjunto unas fotos para que veáis el sistema que tienen pensado usar...

I always talk in the past because these days it seems (I say "seems" because until I see it finished I won´t believe it) water problems in the trenches of the containers are being repaired.

No lo veo muy claro..hay tubos de unos 20 cm de diámetro que llegan hasta abajo. ¿tendrán pensado drenar el agua con una bomba?...y digo yo: ¿no habría sido más fácil mejorar las pendientes, impermeabilizar y ampliar la plancha que sirve como tapadera a los fosos? cuando las obras finalicen, añadiré más fotografías y comentaré los resultados definitivos, sobre todo cuando llueva.

I don´t see it very clear... there are tubes about 20 cm diameter coming down. Are they thinking to drain the water with a pump?... and I wonder: whould not it be easier to improve the slopes, waterproofing and expand the plate that serves as a cover to the pits? When work finished, I will add more pictures and comment ont the final results, especially when it rains.

Actas de las reuniones mensuales / Monthly meetings minutes

Por iniciativa de algunos presidentes de fase, se consiguió en 2009 un avance importante para una gestión más transparente de nuestro resort. Nos referimos a la publicación de las actas de las reuniones que cada mes celebran la presidenta, los presidentes de fase y Resortalia.

No sabemos cuantos propietarios las habrán leído, pero la información que contienen es relevante. Ponen de manifiesto la cantidad de trabajo que realizan la junta directiva y la administración, qué temas se abordan (y cuáles no), o cómo se distribuye el trabajo. Tampoco sabemos hasta que punto estas actas son precisas. Pero creemos que su publicación es algo bueno y recomendamos a los propietarios que las echen un vistazo.

Están publicadas desde la reunión de agosto 2009 hasta la de febrero de 2010. También se publicó el acta de la reunión de presidentes de fase celebrada tras la AGM 2010.

La preocupación de bastantes propietarios por los problemas y asuntos pendientes de nuestro resort, principalmente con Polaris, ha aumentado después de la citada AGM. Por eso, esperamos con interés la publicación de las actas de las próximas reuniones. Porque damos por hecho que se seguirán publicando ¿o no?  

Thanks to the initiative of some phase presidents, a major step forward for a more transparent management of our resort was achieved in 2009. We refer to the publication of the minutes of monthly meetings held by the resort president, phase presidents and Resortalia.

We do not know how many owners have read these minutes, but the information they contain is relevant. They show the amount of work done by the board and the administration, what topics are addressed (and which are not), or how work is distributed. We do not know to what extent these records are accurate. But we believe that its publication is a good thing and we recommend owners to take them a look.

The minutes are published from the August 2009 meeting to February 2010. It is also published the minute of the meeting held by phase presidents just after the AGM 2010. 

The concern of many owners for the problems and pending issues of our resort, mainly related to Polaris, has increased after last AGM. So we are looking forward to the publication of the minutes of the next meetings. We assume of course they will continue being published. Or will not?

Alrededores de Hacienda Riquelme / Hacienda Riquelme surroundings

En la página Alrededores de H. Riquelme hemos incluido unas fotos aéreas tomadas el 3 de mayo de 2009. Llaman la atención dos cosas:

• La rica e intensiva agricultura basada en frutales e invernaderos que rodea a Hacienda Riquelme.
• Los resorts fracasados que se encuentran a muy pocos kilómetros del nuestro.

Impresiona ver los movimientos de tierras y las inversiones realizadas en proyectos inconclusos que ya veremos cómo y cuándo terminarán.
Somos realmente afortunados por haber comprado nuestro apartamento en Hacienda Riquelme, y no en otro lugar. Un bonito diseño, un buen campo de golf, una comunidad en marcha, un bajo indice de morosidad…. son activos de los que todos debemos alegrarnos.

In H. Riquelme surroundings page we have included some aerial photos taken on May 3, 2009. Two things to point out:

• The rich and intensive agriculture based on fruit trees and greenhouses surrounding Hacienda Riquelme.
• The failed resorts that are not far away from ours.

Impressive to see the land movements and investments in unfinished big projects, we'll see how and when to conclude.
We are indeed fortunate to have bought our apartment in Hacienda Riquelme, and not elsewhere. A beautiful design, a good golf course, a working and in motion neighbour community, a low rate of debtors.... These are assets for which we should all rejoice.

El pasado 13 de abril, TVE emitió el reportaje titulado 'Golf: pelotazo al hoyo". Habla del pinchazo de la burbuja inmobiliaria que ha dejado vacíos complejos residenciales junto a campos de golf, proyectos sin realizar, empleados que no cobran sus nóminas y otro fiasco para vecinos y constructores.

Last 13 April, TVE issued the report entitled 'Golf: pelotazo al hoyo'. It talks about how the bursting of the housing bubble has left unoccupied residential complexes with golf courses, not built projects, employees who are not receiving their salaries and other fiasco for neighbours and builders.

Hacienda Riquelme está situada a menos de 20 Km de los espacios naturales protegidos:

• Parque Regional Carrascoy y El Valle (10.769 Ha)
• Parque Regional Salinas y Arenas de San Pedro del Pinatar (856 Ha)
• Paisaje Protegido Espacios Abiertos e Islas del Mar Menor (1.156 Ha)
• Paisaje Protegido Cabezo Gordo (281 Ha)

Además, estamos al lado o muy próximos a las zonas ZEPA (Zona de Especial Protección para las Aves):

• Monte El Valle y Sierras de Altaona y Escalona (14.825 Ha)

Libros gratis sobre espacios naturales de Murcia / Free books on nature of Murcia

En contra de lo que pueda parecer a primera vista, la Región de Murcia tiene un buen número de espacios naturales de gran interés. Muchos de ellos gozan de algún nivel de protección medioambiental. En estos lugares suele encontrarse una no menos interesante fauna, flora y geología. A menudo, también paisajes de gran belleza. Varios de estos espacios naturales protegidos están muy próximos a Hacienda Riquelme, lo que supone un valor añadido para nuestro resort y una facilidad adicional para disfrutar de la naturaleza.
La Dirección General del Medio Natural del Gobierno Autónomo de la Región de Murcia tiene en su página web una serie de libros sobre dichos espacios, a disposición de todos los interesados. Están en formato pdf y se pueden descargar gratuitamente. Son una auténtica joya, por su texto, fotos, información práctica y por el amor a la naturaleza y a Murcia que transmiten sus autores.

Contrary to what may seem at first glance, the Region of Murcia has a number of natural areas of great interest. Many of them have some level of environmental protection. In these places it can be found often interesting fauna, flora, geology and sometimes landscapes of great beauty also. Several of these protected natural areas are close to Hacienda Riquelme, which adds value to our resort and a facility to enjoy nature.
The website of the Region of Murcia Government includes a series of books on such spaces, available to all stakeholders. These books are in pdf format and can be downloaded free. They are wonderful because of the text, photos  and practical information included. Also because of the love for nature and Murcia that their authors transmit.

¿Cuándo hay que alarmarse? / When have we to alarm?

En nuestros garajes alarmas que no sabemos ni para qué son (al menos en mi caso).
Al menos una vez al mes, la alarma suena a cualquier hora (tanto de día como de madrugada)  y no sabemos a qué se debe, ya que en el edificio todo está en orden. Cuando esto sucede, si llamas a la garita de los guardias, vienen ellos mismos y la desactivan. Ya estamos acostumbrados a que ésto suceda.
Ésta es mi preocupación, cuando ocurra algo grave en nuestro edificio, como por ejemplo un incendio, ¿cómo sabremos detectarlo?.
Me parece importante que nos informen de qué es cada alarma, así como que las revisen para que funcionen únicamente cuando es necesario.


In our garages there are alarms that we don´t know for what sound (at least in my case).

At least once a month, the alarm sounds at any hour (day or night) and we do not know why, because in the building everything is ok. When this happens, if you call to the booth of the guards, they  come and deactivate it. We are accustomed to that happens.

I´m worried for that, when something seriously happens in our building, as for example a fire, how will we be able to know it?.

I think that it´s important that we´re informed about the use of the alarms, as well as that check them in order that it work only when it is necessary.

Propuestas para la AGM 2011 / AGM 2011 proposals

Sí, es cierto, falta mucho hasta la AGM 2011. Pero hay asuntos que sugerimos empezar a plantearse ya. Por ejemplo:

• Fechas de celebración. Los estatutos indican en su capítulo 1, artículo 18, que las AGM ordinarias deben realizarse en noviembre o diciembre. Podemos entender la dificultad de cerrar la contabilidad del año en esas fechas y que las reuniones se celebren más adelante. Proponemos que sean durante los días inmediatamente anteriores o posteriores a la Semana Santa o, mejor aún, en verano. Las fechas de las AGM 2009 y 2010 han dificultado mucho la asistencia de propietarios.
• Identificación de todos los contratistas y proveedores. Resortalia debería enviar junto con la convocatoria de la AGM una documentación contable más detallada. En concreto podría incluir (como lo hizo en 2009) la identificación de los contratistas y proveedores. Tampoco estaría de más un mayor desglose de los contratos, no sólo los más importantes, e indicar su periodo de validez. 
• Traducción profesional. Prácticamente en todas las AGM anteriores ha habido quejas sobre la traducción del español al inglés y viceversa. La buena voluntad de Resortalia no ha impedido que en temas polémicos se hayan perdido matices, se hayan hecho traducciones incompletas y, en definitiva, se haya fallado en conseguir buena comunicación entre anglo e hispanoparlantes. 
• Acta única. Puesto que todas las subcomunidades de una fase comparten una misma AGM, las actas de todas las subcomunidades deberían ser iguales, aunque puedan incluir puntos específicos de alguna subcomunidad.  

Yes, it is true. The 2011 AGM is still a long way off. However, there are issues which we feel we should already be looking at. For example:

• Dates of the meeting. Chapter 1, Article 1 of the statutes stipulates that ordinary AGMs should be held in November or December. We can understand the difficulty in closing the accounts for the year at that time and consider that the meetings should be held later. We propose that they should be held immediately prior to or after Easter week or even better, during the summer. The dates of the 2009 and 2010 AGMs made it difficult for owners to attend.
• Identification of all contractors and suppliers. Resortalia should send more detailed accounting documentation together with the AGM notice. Specifically, it could include (as in 2009) identification details of contractors and suppliers. It would also be a good idea to provide breakdowns of contracts (albeit only the most important) and indicate their validity.  
• Professional translation. Practically in all previous AGMs there have been complaints concerning the Spanish to English translation and vice versa. Restortalia’s good intentions have done nothing to avoid nuances being lost when discussing controversial issues, incomplete translation having been done and in short, communications between English and Spanish speakers being poor. 
• Single minutes certificate. Since all phase sub-communities share the same AGM, all sub-communities minutes should be the same although they may include specific points on some particular sub-community.

En la tabla al final de esta entrada se recoge el número de subcomunidades por fase.
Creemos que los presidentes de fase están mal repartidos. Teniendo en cuenta el número de subcomunidades representadas, y sólo a modo de ejemplo, el voto del presidente de la fase 6 vale ¡4 veces lo que el de la fase 1 o 2!
Una posible solución sería unificar varios de los cargos de presidentes de fase:

• Unificar el de la fase 3 con el de la 4 (total, 16 subcomunidades).
• Unificar el de la fase 5-A con el de la fase 5-B (total, 13 subcomunidades)
• Unificar el de la fase 6 con el de la 7 (total, 17 subcomunidades)

Quedarían en total 5 presidentes de fase, más la presidenta. Pero es sólo una propuesta que nos gustaría se estudie antes de la AGM 2011. Estamos a tiempo.

The table at the end reflects the number of sub-communities per phase.
We consider that phase presidents are inappropriately distributed. Taking into account the number of sub-communities represented and merely by way of an example, the vote of the phase 6 president is worth 4 times that of the phase 1 or 2 presidents!

A possible solution would be to combine several phase president positions:

• Combine 3 and 4 (total 16 sub-communities).
• Combine 5-A and 5-B (total 13 sub-communities)
• Combine 6 and 7 (total, 17 sub-communities)

There would be a total of 5 presidents left plus the President. This is, however, only a proposal that we should consider before the GMA 2011. We still have time.
